FOR EXAMPLE, GRAY'S POINT, MIDDLESEX COUNTY, A VERY SUCCESSFUL CAMPGROUND NOW CHARGES OVER $10,000 A YEAR FOR A WATERFRONT PAD. THIS CREATES AN OPPORTUNITY FOR ME BECAUSE I CAN OFFER A LESS EXPENSIVE CAMPING EXPERIENCE. LAKE LEBANON'S LOCATION IS ALSO WELL SUITED FOR AN RV CAMPGROUND, WHILE PRINCE GEORGE IS IN THE RICHMOND MSA, WHICH HAS ABOUT 1.3 MILLION PEOPLE. I BELIEVE BECAUSE OF THE, THE PROPERTY IS LOCATED TO THE EAST. IT WILL ALSO DRAW PEOPLE FROM THE HAMPTON ROADS MSA, WHICH IS MUCH LARGER. I'M QUITE WILLING TO MAKE THE BET THAT OUT OF A POOL OF MAYBE 3 MILLION PEOPLE, I CAN FIND 200 FAMILIES WHO WOULD WANT TO CAMP HERE. LAKE LEBANON ALSO HAS GOOD ROAD ACCESS FROM ROUTE TEN. PRINCE GEORGE ITSELF IS BEAUTIFUL. LAKE LEBANON WITH ITS THREE MAN MADE PONDS, THE LARGEST OF WHICH IS AMAZING AS 39 ACRES WOULD BE ATTRACTIVE, IN MY OPINION, TO RV CAMPERS WHO WERE SEEKING A SAFE, SECURE, AFFORDABLE SETTING FOR A WEEKEND RECREATIONAL GETAWAY. SO FOR THESE REASONS, I SEE IT AS A GOOD BUSINESS OPPORTUNITY AND I'M WILLING TO RAISE AND PUT AT RISK THE 10 TO $12 MILLION IT WILL TAKE TO BUILD THE CAMPGROUND. THE SECOND IMPORTANT POINT I'D MAKE IS THAT THIS WILL BE OPERATED AS A SEASONAL CAMPGROUND, OPENING APRIL 1ST AND CLOSING NOVEMBER 30TH. NO CAMPERS WILL BE ALLOWED TO STAY IN THEIR RIGS DURING THE OFF SEASON. SO THE COMPREHENSIVE PLAN RECOMMENDS MANY CHANGES TO THE ZONING ORDINANCE AND SUBDIVISION ORDINANCE, AND STAFF HAS BEEN YOU KNOW, VERY AWARE OF THE NEED TO MODERNIZE THE TERMINOLOGY AND THE STRUCTURE AND SO ON OF BOTH OF THOSE ORDINANCES. YOUR ZONING ORDINANCE IS YOU KNOW, STILL IN MANY PARTS THE VERSION THAT WAS ADOPTED IN 1965, ALONG WITH AMENDMENTS THAT HAVE HAPPENED TO IT OVER THE YEARS. SO THAT PROCESS KICKED OFF YESTERDAY WITH A KIND OF INITIAL ORGANIZATIONAL MEETING. AND THERE ARE 18 PROJECTS ON THE LIST FOR THE COMMITTEE TO EXAMINE. AND THEY'LL HEAR REPORTS FROM THE PEOPLE WHO SUBMITTED THE PROJECTS. USUALLY PRETTY MUCH THEY'RE ALL RELATED TO SCHOOLS, FIRE AND EMS, UTILITIES, PUBLIC WORKS AND UTILITIES IS THAT THERE'S ONE MORE BIG ONE I'M MISSING. BUT SCHOOLS AND UTILITIES HAVE THE MOST EXPENSIVE THINGS ON THERE. AND THE FIRE EMS AND THERE'S A FEW LIKE COUNTY GENERAL COUNTY GOVERNMENT SOCIAL SERVICES TYPE THINGS. SO THOSE WILL BE, THEY'LL BE REPORTS ON THOSE AT A MEETING, AT MEETINGS WITH THE COMMITTEE. AND THEN THEY'LL MAKE THEIR RECOMMENDATIONS TO YOU, THE COMMISSION, AND THEN YOU'LL MAKE YOUR RECOMMENDATION. SO THERE'LL BE CONTINUAL UPDATES ON ON THAT OVER TIME.
