LASTLY, CONSOLIDATE AND MODERNIZE.
YOU MIGHT WANT TO CONSIDER BROADER CATEGORIES OF LAND USES.
THIS ALLOWS ADMINISTRATORS AND BOARDS AND BODIES A BIT MORE FLEXIBILITY.
SOME KEY SPECIFIC RECOMMENDATIONS TO UPDATE IN THE ORDINANCE.
NOT IN ANY ORDER OF IMPORTANCE, BUT THE TOP ONE IS DEFINITELY THE MOST IMPORTANT.
CLARIFY PROCEDURES FOR APPLICANTS AND REVIEWERS.
CREATE A USE MATRIX FOR EASE OF USE AND BETTER COMPREHENSION OF THE ORDINANCE.
YEAH. REORGANIZE AND IMPROVE USE STANDARDS, REEVALUATE AND CREATE USE STANDARDS.
EVERYBODY UNDERSTANDS WHAT A USE STANDARD IS I HOPE SO, IT'S BASICALLY A SET OF STANDARDS THAT ARE ATTACHED TO A VERY SPECIFIC USE, VERY SIMILAR TO CONDITIONS WITH A SPECIAL USE PERMIT. CAN'T REQUIRE PRELIMINARY PLATS FOR ALL SITE PLANS, ONLY FOR SUBDIVISIONS OF 51 LOTS OR GREATER.

RIGHT NOW, IT'S ONLY R2 AND R3, WHICH IS A VERY SMALL PORTION OF PRINCE GEORGE.

PARTICIPANTS AND ESPECIALLY RESIDENTS REALLY VALUE THE RURAL CHARACTER OF THE COUNTY.
THE RESIDENTS OF PRINCE GEORGE REALLY CARE ABOUT IT.
HOWEVER, THERE IS SOME CONCERN ABOUT GROWTH PRESSURES CHANGING THAT CHARACTER IN THE FUTURE, AND THERE'S A DESIRE ON THE PART OF THE FOLKS WE TALKED TO AND ENGAGEMENT TO KEEP LARGE PORTIONS OF THE COUNTY RURAL.
PARTICIPANTS MAINLY WANTED A BALANCED APPROACH TO GROWTH THAT PRESERVES THAT RURAL LIFESTYLE AND IS ALSO REFLECTIVE OF THE COUNTY'S VALUES. SO, THESE ARE SORT OF THE KEY THEMES THAT COME OUT OF THAT.
SO HOW BEST TO HANDLE GROWTH PRESSURE, RIGHT? HOW TO PRESERVE AGRICULTURAL LAND, WATER AND SEWER UTILITIES AND THEIR RELATIONSHIP TO THE COUNTY'S ECONOMIC POTENTIAL IMPROVING THE PUBLIC FACILITIES AND INCREASING ACCESS TO RECREATIONAL AREAS AND ENSURING PRINCE GEORGE'S NATURAL ENVIRONMENT.
AND THAT CHARACTER THAT'S SO VALUED IS PRESERVED FOR FUTURE GENERATIONS.
SO NOW WE'RE GOING TO DRILL DOWN, RIGHT.
THOSE ARE THOSE ARE KIND OF THE OVERALL LOOK AT IT.
BUT NOW WE'RE GOING TO TALK ABOUT THE FOCUS GROUPS.

THERE WERE FIVE OF THEM HOUSING NEIGHBORHOODS IN HISTORIC PRESERVATION, LAND USE AND DEVELOPMENT, MOBILITY AND TRANSPORTATION, ENVIRONMENTAL STEWARDSHIP, ECONOMIC DEVELOPMENT, AND COMMUNITY FACILITIES, AND PARKS AND REC.
KEY FINDINGS FROM THE FOCUS GROUPS, AH THE INADEQUACY OF THE WATER AND SEWER INFRASTRUCTURE IS A CRITICAL ISSUE ACROSS ALL THE GROUPS, AND I DON'T THINK THAT'LL COME AS A SURPRISE, BUT IT IS HINDERING ECONOMIC DEVELOPMENT, AND IT IS INDIRECTLY PUSHING DEVELOPMENT, RESIDENTIAL DEVELOPMENT, PARTICULAR OUT INTO THE RURAL RESERVE WHERE YOU STATED IT'S NOT DESIRED.
INVESTMENTS ARE NEEDED IN PLACES LIKE SCHOOLS, FIRE AND EMS SERVICES.
AND DOING THAT MAY HELP TO CREATE A SENSE OF IDENTITY, CAN HELP WITH COMMUNITY COHESION, TOURISM, AND TO PROVIDE SERVICES ON NATURAL AREAS ALONG THE RIVERS NEED TO BE PROTECTED AND ADDITIONAL PUBLIC ACCESS TO THOSE WATERWAYS CREATED.
ADDITIONAL HOUSING OF ALL TYPES IS NEEDED.
THE COUNTY SHOULD LEVERAGE ITS HISTORIC I'M SORRY.
IT SHOULD LEVERAGE HISTORIC PRESERVATION, AGRITOURISM FOR ECONOMIC DEVELOPMENT, IMPROVEMENTS NEEDED TO US 460 AND SOME SECONDARY ROADS, AND THEN ALSO ADDITIONAL RESOURCES WOULD BE NEEDED TO IMPROVE DEVELOPMENT AND PLAN REVIEW TIMES, AND TO MANAGE THE FUTURE PERMITTING AND REGULATORY REQUIREMENTS.

AND THE IDEA REALLY CAME OUT OF THE FOCUS GROUPS WHEN WE TALKED WITH SOME OF THEM, A FEW THERE SUGGESTED THAT THERE WAS AN OPPORTUNITY TO DO SOMETHING LIKE THAT SOMEWHERE IN THE COUNTY.

THE COUNTY'S WATER AND SEWER INFRASTRUCTURE IS SEEN AS INADEQUATE, AND RESPONDENTS WOULD LIKE THOSE ADDITIONAL PLACES TO SHOP AND DINE WITHIN THE COUNTY THAT WE TALKED ABOUT.
